Stamp duty in Maharashtra is 5% in Uraban and 4% in Rural
w.e.f. 1st April 2021

Basically, stamp duty in Maharashtra State is charged on the type of instruments listed in Maharashtra Stamp Act, of Schedule – I. So the topic is related Conveyance (Sale Deed / Agreement for Sale) Schedule I under article 25 of the act.
Article 25. CONVEYANCE (not being a transfer charged or exempted under Article 59)
Description of Instrument
Proper Stamp Duty in Percentage
(b) If relating to immovable property situated-
(i) within the limits of any municipal Corporation or any cantonment area annexed to it or any urban area not mentioned in sub clause (ii)
5% of the market value of the property
ii) Within the limits of any Municipal council or Nagar Panchayat or Cantonment area annexed to it, or any rural area within the limits of the Mumbai Metropolitan Region Development Authority, or the Influence Areas as per the annual statement of rates published under the Bombay Stamp (Determination of True Market Value of Property) Rules, 1995.
5% of the market value of the property
(iii) Within the limits of any Gram Panchayat area or any such area not mentioned in sub-clause (ii).
4% of the market value of the property
When you purchase property in Maharashtra, in Urban Area Jurisdiction of Municipal Corporations, Municipal Councils, Cantonment Board Area, and Nagar Panchayat one need to pay stamp duty @5% on the True Market Value and if in Rural Area then the stamp duty @4% on the True Market Value.
Stamp duty applicable on the property value is calculated as per ready reckoner rate (annual statement rate - ASR) or value recorded in the document, whichever is higher.
Local Body Tax Maharashtra Municipal Corporation Act under section 149 C w. e. f. 01/04/2013
Local body tax applicable to Pune, Nagpur, Thane, New Mumbai and Pimpri-Chinchwad applicable on Instrument of Sale, Gift, and Mortgage. One has to pay local body tax plus stamp duty at the time of registration of the document.

Notified Projects Municipal Corporation Act
Vital important Urban Transport Project Related to Mass Rapid Transport such as Metro Rail, Mono Rail, Bus Rapid Transport System, and includes Freeway, Sea-Link etc.
Maharashtra Municipal Corporation Act, under Section 149B clearly state that the stamp duty leviable under the Maharashtra Stamp Act, on the instruments of Sale, Gift, and Usufructuary Mortgage respectively of immovable property situated in the City in which one or more Vital important Urban Transport Projects (herinafter in this section referred to as City having notified projects ) be increased by surcharge at the rate of one percent and shall be collected accordingly under the said act.
Mumbai Municipal Corporation Act, under Section 144F clearly state that the stamp duty leviable under the Maharashtra Stamp Act, on the instruments of Sale, Gift, and Usufructuary Mortgage respectively of immovable property situated in the area of Brihan Mumbai Municipal Corporation in which one or more Vital important Urban Transport Projects (herinafter in this section referred to as City having notified projects ) be increased by surcharge at the rate of one percent and shall be collected accordingly under the said act.
Surcharge (Metro Cess) @ 1% in Mumbai
In Mumbai five percent (5%) stamp duty, and additional stamp duty (Surcharge as Metro Cess) of one percent (1%) was applicable from 8th February 2019
